What Kalvaro does, what it does not do, and where our responsibility ends.

1. Who we are
Kalvaro operates this website and provides a managed introduction service. We are registered in England and Wales under company number 17436078. Our contact details are in the privacy policy and the site footer.
2. What the service is
You tell us about a property project. A person here reviews it. If we have suitable professionals who cover your postcode and do that kind of work, we introduce a small number of them to you.
That is the whole of the service. Everything after the introduction is between you and the professional you choose.
3. What the service is not
This is the part worth reading twice, because it is where most misunderstandings about services like ours begin.
- We do not carry out any building, installation or maintenance work.
- We are not a party to any contract you enter into with a professional we introduce, and we are not an agent for either of you.
- We do not set, negotiate, approve or guarantee prices. The professional quotes you directly.
- We do not supervise, project-manage or inspect the work.
- We do not guarantee the quality, timing or outcome of any work.
- We are not a warranty provider, an insurer or a dispute-resolution body.
If something goes wrong with the work itself, your rights are against the business that did it. We will help you make contact and we want to know when an introduction has gone badly, because that affects whether that business stays on our list, but we cannot resolve the dispute for you.
4. What our vetting means
Before a business can be introduced through Kalvaro we check the things we can reasonably check: the identity and status of the business, public liability insurance and its expiry date, any accreditations claimed, evidence of completed work, and references.
Those are checks made at a point in time on the information available to us. They are not a guarantee of future performance, and they cannot be. Insurance can lapse, standards can slip and a good firm can have a bad job. We re-check periodically and we remove businesses that stop meeting our standards, but you should still satisfy yourself about anyone you engage, ask for their own paperwork, and take the same care you would with any contractor.
5. Cost to property owners
Using Kalvaro is free to property owners. There is no fee, no commission taken from you and no obligation to proceed with anyone we introduce. You may decline every introduction and owe nothing.
We are paid by the professionals in our network. That is how the service is funded, and we would rather you knew it than wondered.
6. What we ask of you
- Give us accurate information about your project. Introductions made on wrong information waste everyone's time, including yours.
- Use the service for a genuine project you are considering.
- Do not use the site or an introduction to market anything to our partners.
- Do not submit anything unlawful, or anything you do not have the right to send us.
- Do not attempt to disrupt the site or gain access to any part of it that is not public.
7. If you apply to become a partner
Applying does not entitle you to join. We accept a limited number of businesses per service and per area, and we may decline an application without giving a detailed reason, though we will always reply.
You confirm that the information you give us is accurate, that you hold the insurance and accreditations you claim, and that you will tell us if any of that changes. We may verify anything you tell us against public registers and by contacting your referees. Separate partner terms will govern the commercial relationship if your application is accepted.
8. Availability
We try to keep the site available and working, but we do not promise uninterrupted access. We may change, suspend or withdraw any part of it. We may also be unable to make an introduction if no suitable professional covers your area, and we will tell you plainly when that is the case rather than introduce someone unsuitable.
9. Our liability
Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be limited. Your statutory rights as a consumer are not affected.
Subject to that, and because the service is provided to you free of charge, we are not liable for any loss arising from the work carried out by a professional we introduce, from any contract between you and that professional, or from any act or omission of theirs. We are not liable for indirect or consequential loss, or for loss of profit, revenue or opportunity.
Where we are liable to you for anything else, our total liability is limited to one hundred pounds.
10. The content on this site
The text, design, artwork and imagery on this site belong to Kalvaro or are used with permission, and may not be reproduced without our consent.
Service images on this site are illustrative of the type of work our professionals carry out. They are not photographs of specific Kalvaro projects, and this is stated in the footer of every page.
Guidance on this site about building regulations, planning and certification is general information written to help you ask better questions. It is not professional advice, rules differ between England, Wales, Scotland and Northern Ireland, and they change. Always confirm the position for your own project with a qualified person or your local authority.
11. Changes to these terms
We may update these terms. The version published here when you use the site is the one that applies, and the date at the top tells you when it last changed.
12. Law and jurisdiction
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live in Scotland or Northern Ireland you may also bring proceedings in your own courts.

These terms describe how the service actually works. The registered company name and office address are still to be added, and they should be reviewed by a solicitor before the site goes live, as any published legal document should be.
